BOOKING TERMS AND CONDITIONS
  1. Tariffs .   Tariffs are current and are subject to change without notice.   In the event of a tariff increase, bookings confirmed by deposit will be honoured at the prevailing tariff at the time of booking.  
  2. Bookings .   To secure your booking we require a deposit of 25% of the total tariff and is payable within seven (7) days after the booking is taken.   The balance of monies is due two weeks prior to your arrival date.   Please remember when settling your account, we accept cash, cheque or credit card.  
  3. Arrival and Departure Times . Check-In 2:00pm on the day of arrival and the premises must be vacated by 10:00am on the day of departure.  
  4. Cancellations.   If a booking is cancelled three (3) months prior to the proposed occupancy, the deposit will be refunded in full.   If a booking is cancelled less than 3 months prior to the proposed occupancy date, the deposit shall not be refunded unless a substitute booking is available for the property on the exact same dates, in which case a service fee of 12% of the first week’s rental shall be charged.   It shall also be a condition that all reservations remain subject to approval by the owner of the property booked.  
  5. Cleaning and Linen Charges.   All properties include pillows and blankets and in majority of properties linen is supplied.   However, please make sure to check before your arrival if linen is provided. We can hire linen for you if required.     Please contact our office to make arrangements if additional hiring is required.    For bookings of greater than 10 days, the property will be cleaned and linen changed mid-stay or weekly.   Additional cleaning and linen changes can be arranged for an additional charge.   
  6. Excess Cleaning.   On departure it is requested that all rubbish is removed and placed in bins provided and the property left in a clean and tidy state.   An additional charge will be incurred for removing rubbish scraps and any excess mess from the property and cleaning considered to be in excess of normal will also incur an additional charge.   Acceptance of these “Terms and Conditions” will authorise the Manager to deduct these costs.  
  7. GST.   All tariffs are inclusive of GST  
  8. Pets.   Under local health regulations, no pets are permitted in holiday rental accommodation.  
  9. Extras.   Should you require a cot, high chair, pram etc. please let us know and we can arrange for hiring of these items for you at an additional charge.  
  10. Late Arrivals.   Office Hours:     8:30am to 5:30pm Monday to Friday / 9:00am to 5:00pm Saturday  / 10.00am to 4.00pm Sunday. If you anticipate arriving outside office hours, please do not hesitate to contact the office to make alternate arrangements for the collection of keys provided full payment is made prior to arrival and providing these terms and conditions have been signed and returned.  
  11. Personal Property.   No responsibility is taken by the Agent or the owners for guest’s personal property.  
  12. Breakages, Damages, Loss, Replacement and Repair Costs.   Guests are responsible for all breakages, damages, loss, replacement and repair incurred during the term of your occupancy.   The Managing Agent shall be at liberty to charge any credit card for any breakages, damages, loss, replacement or repair of any furniture, kitchen utensils, crockery, cutlery and all fixtures and fittings to the property.   The tenant will within 7 days of a demand by the Managing Agent of any breakages, damages, loss, replacement or repair to the property pay to the Managing Agent at the address shown on the face of their receipt, the cost of breakages, damages, loss, replacement and repair (at the discretion of the Managing Agent).  
  13. Circumstances beyond Our Control.   We accept bookings in good faith as agents and as such we cannot be held responsible for circumstances beyond our control.   In the event of any of the following,   every reasonable endeavour will be made to find alternative accommodation:-
(a)                  The property is sold or withdrawn from letting;
(b)                  The tariff is increased prior to your occupation;
(c)                  The property is altered in any way.   
  1. Functions.   Your accommodation is for residential purposes only.   Functions are strictly not permitted and penalties apply.   Care to property, our reputation and consideration to neighbours must be respected at all times.  
  2. Number of Guests.   The premises must be kept clean at all times and the number of occupants must not exceed the number of beds provided for, or the number agreed to with the agent at the time of booking.
  3. Guests are requested not to smoke inside the premises.
